Buying Process for Original Booking in New Projects


Buying a property, be it a residential or a commercial property from primary market is not a one time event. The main transaction might happen over a short period of time but the overall or total experience and relationship lasts for about 1-3 years from the time one books a property and the developer delivers a property.



Booking

Once you have decided on Property, fill in the Booking Form. Booking amount is paid towards selected unit through Cheque/DD or Wire Transfer. Estimation sheet is given to client. Please provide Three PP Size photographs, PAN Photocopy or Form-60, Residence Proof Photocopy, Passport Photocopy (mandatory for NRIs) for each applicant. Please provide all your contact details including e-mail address, phone numbers, address, alternate address, person to contact in your absence etc.
(NRIs can download Booking Form, print the form, and after filling can send back scanned copy of Booking Form to our e-mail ID. Booking amount can be paid through Cheque/DD (Courier) or wire transfer. Our executive follows up with the builder ad get your receipts and necessary documents, scans them and send to you immediately on receipt. The originals are send to you in mail.)

Review of Documents
Review of documents by a qualified lawyer if necessary, within 1-5 working days.

Our Executive works on the funding of the project with you, assist you with Home Loan.

Agreement Step-1

Agreement is to be done within 15 days (maximum) of booking. All cheques must be cleared 3 working days prior to Agreement date so that we have enough time to get the documents prepared.


Agreement Step-2
Sign the agreement in presence of our executive in our/builder's office. (1-2 hours).

Agreement Step-3
One copy of Builder-Buyer agreement will be returned to you duly signed by Authorized Signatory of Builder Company.

Payment of Installments
Timely payment of installments as per the work stage (shown in agreement). You may choose to go for ADF (advance disbursement facility) as this saves you money and avoids excessive hassle. Please ask your bankers or our sales executive for details.

Completion of your Unit
Once the construction work on your unit is complete you will be given one week to examine your unit for completion.

Possession Agreement
Once satisfied a Possession Agreement needs to be signed by seller and purchaser and registere the Property after paying Stamp Duty & Registration Charges.

Handover of Keys
Keys and possession will be handed over after registration of possession agreement and upon completing the payment.
 
Buying Process if buying from Secondary Market

Contact us, we'll arrange to see the property.
If you like the property and want to place an offer, ask to prepare an Agreement Of Purchase And Sale.
Bring the offer to the seller. Be prepared for a counter offer (it almost always happens).

Negotiate an agreeable selling price, payment terms and possession date with the seller.

Ask our executive for Home Loan assistance, if required.
